Seller's Frequently Asked Questions

Selling a home comes with many questions.

Here are some of the most common questions sellers ask, along with expert answers to help guide you through the process.

  • How do I determine the right price for my home?
Pricing your home correctly is crucial to attracting buyers and securing a successful sale. A Comparative Market Analysis (CMA), conducted by a professional REALTOR®, examines recent sales of similar homes in your area, along with the differences, to determine a competitive listing price.
  • What should I do to prepare my home for sale?
To make your home as appealing as possible: Declutter and depersonalize spaces Make necessary repairs and touch-ups Enhance curb appeal with landscaping Consider professional staging for maximum impact A Real Estate Agent will ensure you know what is best to do for your home.
  • Do I need to make repairs before selling?
Minor repairs and cosmetic updates can improve your home’s value and attract buyers. However, major renovations aren’t always necessary. A home inspection before listing can help identify key areas to address.
  • How long does it take to sell a home?
The timeline varies based on market conditions, location, and price. On average, a well-priced and well-presented home can sell within a few weeks to a few months, but the market is always changing and the timeline today may change tomorrow.
  • What are the costs associated with selling a home?
Typical costs include: REALTOR® commissions Legal fees Closing costs
  • Should I be present during showings?
It’s generally best for sellers to leave during showings to allow potential buyers to feel comfortable exploring the home. Your realtor will handle all the showings and provide you with feedback.
  • How do I handle multiple offers?
If you receive multiple offers, your real estate agent will help you evaluate them based on price, contingencies, financing terms, and closing timelines. In some cases, a bidding war may drive up your home’s final sale price.
  • What happens after I accept an offer?
After accepting an offer, the process moves to: Home inspections The buyer securing final financing The closing process, where ownership is legally transferred
  • Can I back out of the sale after accepting an offer?
In most cases, once you accept an offer and sign a contract, you are legally obligated to sell the home unless certain contingencies apply. Consult with your lawyer for guidance.
  • When do I need to move out?
The closing date is typically when you must vacate the property unless otherwise negotiated with the buyer. Your real estate agent can help coordinate a move-out timeline that works for both parties.
